Letting your property doesn’t have to be complicated – whether it’s your first time or you’ve got a growing portfolio, Elevation Estate Agents is here to help every step of the way.

From finding great tenants to staying on top of legal requirements and making sure you’re getting the best return, we’re your trusted partner throughout the journey. No question is too small – we’re here to make the process simple, stress-free, and successful.

1

Step One: Market Appraisal

We’ll visit your property to get a good feel for it, chat about similar homes nearby, and walk you through your responsibilities as a landlord. You’ll also get helpful tips on how to boost your property’s rental value.

2

Step Two: Getting Started with Elevation

Next, we’ll chat about the rent you’re hoping to achieve, how you’d like viewings to be handled, and the best way to market your property. There’ll be a few things to sign and some simple compliance checks to complete. It’s also a great time to speak with our friendly mortgage team if you’d like to review your finances before a new tenant moves in.

3

Step Three: Getting Your Property Ready

We’ll organise photos and a detailed floorplan to show your property at its best. If you need an up-to-date Energy Performance Certificate (EPC), we can help with that too.

4

Step Four: Spreading the Word

Our in-house marketing experts will make sure your property gets seen by the right people. From popular property websites and social media to local and national press – we’ve got it covered.

5

Step Five: Viewings

Our local experts will personally show potential tenants around your property. We’ll keep you updated with honest feedback and any suggestions to keep your listing fresh and appealing.

6

Step Six: Receiving Offers

When someone’s interested, we’ll share all the details with you – including the rent they’ve offered, move-in date, tenancy length, and any requests. Once you’re happy, we’ll collect a holding deposit and take your property off the market so we can move forward with the paperwork.

7

Step Seven: Referencing

We’ll carry out thorough checks on your future tenants – confirming their income, getting a reference from their current landlord, and making sure they have the legal right to rent in the UK. Once everything checks out, we’ll send you the details for approval, then prepare the Tenancy Agreement and collect the funds.

8

Step Eight: Final Touches Before Tenancy

Before your tenant moves in, we’ll make sure you’re fully up to date with safety checks, licenses, and any legal requirements. We’ll guide you through everything so nothing gets missed.

9

Step Nine: Move-In Day

On the first day of the tenancy, we’ll arrange a full inventory. If you’ve chosen our Property Management Service, our team will then take over – handling any questions or maintenance issues. If you’re managing things yourself, we’ll hand everything over to you and you’ll take it from there.
