This document sets out the Elevation Group viewing protocols in light of the new restrictions for England announced by the UK Government, which come into effect at midnight on Wednesday 4 November
• The residential and commercial markets will remain open
• People can still move house
• Inspections, market appraisals and viewings can continue.
• New properties can be brought to the market
It is positive that the Government has allowed the property markets to continue to operate during this second lockdown. For that reason, our offices will remain open for essential use and critical business functions only.
All of our office doors will be locked and clients will be asked to call or email our teams. We will avoid meeting customers or clients in the office.
Be assured that our safety measures will continue to be rigorously adhered to in order to ensure the wellbeing of our staff and clients.
Where possible, virtual viewings must be carried out before visiting a property in person in order to minimise the number of visits to each property.
Following a virtual viewing, any physical viewings will only be conducted where a buyer or tenant is seriously considering making an offer on a property. This may involve being asked to undertake a financial check with our nominated mortgage advisor to confirm eligibility to proceed with the property of interest.
All viewings must take place by appointment only – and must only involve members of a single household. We would request a maximum of two people attend each viewing and would actively encourage viewers not to bring children to the appointment.
Open house viewings will not be permitted
No paperwork or brochures will be brought to any viewings and should a purchaser or tenant wish to proceed to buy or let a property they will be required to complete all application documentation online and remotely.
If any member of either the household being viewed or the household undertaking a viewing is showing symptoms of coronavirus or is self-isolating, then a physical viewing will be delayed.
Occupiers of properties being viewed will be asked to open all internal doors prior to a viewing and will be requested to allow access to handwashing facilities.
Occupiers of properties being viewed will be encouraged to vacate the property while the viewing is taking place in order to ensure adequate social distancing.
Our sales and lettings consultants will be provided with gloves and masks for their own use, and will also have hand sanitiser and surface wipes available.
Potential buyers and tenants will be accompanied by one of our agents during the viewing whilst always maintaining appropriate social distancing. Viewers will be asked to avoid contact with their hand on any surfaces in the property.
Once the viewing has taken place, the homeowner should ensure surfaces such as door handles are cleaned with standard household cleaning products as appropriate.
Should there be a situation where we have two consecutive viewings on the same property, sufficient time will be allowed between each viewing to wipe down surfaces. When viewing a property please wait outside the property until asked to enter in order to allow sufficient time to clean any surfaces.
Following all viewings any masks, gloves and any other PPE used during the viewing will be bagged and disposed of securely.
